Luxury vinyl plank is an engineered flooring material designed to look and feel like real wood. Modern LVP uses high-definition imaging and textured surfaces that closely replicate natural hardwood grain — to the point where many homeowners can't tell the difference once it's installed.
LVP is built in layers: a waterproof core (usually rigid SPC or WPC), a printed design layer, and a protective wear layer on top. That construction is what makes it waterproof, scratch-resistant, and more forgiving than natural wood in high-traffic areas.

What Is Hardwood Flooring?
Hardwood flooring — whether solid or engineered — is made from real wood. Solid hardwood is milled from a single piece of timber, while engineered hardwood uses a real wood veneer bonded to a plywood or composite core.
In Ontario, engineered hardwood is the more practical option for most homes. The plywood core handles humidity swings better than solid wood, which is important in a climate where indoor humidity can shift dramatically between winter heating season and humid summers. Engineered hardwood can also be installed over concrete subfloors and with radiant heating — two things solid hardwood struggles with.
Hardwood remains one of the most sought-after features in GTA real estate. It adds warmth, character, and long-term value that few other materials can match.

Durability and Scratch Resistance
LVP wins here for day-to-day durability. The wear layer protects against scratches from pets, furniture, and foot traffic. Most quality LVP products are rated for heavy residential or even light commercial use. If you have dogs, kids, or both, LVP handles the abuse without showing it.
Hardwood is durable in a different way. While it's more susceptible to surface scratches and dents — especially softer species like pine or walnut — it can be sanded and refinished multiple times over its lifetime. A well-maintained hardwood floor can last 50 to 100 years. Engineered hardwood with a thick enough wear layer (3mm or more) can typically be refinished two to three times.
LVP cannot be refinished. Once the wear layer is worn through, the floor needs to be replaced. That said, quality LVP lasts 15 to 25 years before that becomes an issue.
Water Resistance
This is where LVP pulls ahead decisively. LVP is 100% waterproof. You can install it in basements, kitchens, bathrooms, mudrooms, and laundry rooms without worrying about moisture damage.
Hardwood and water don't mix. Even engineered hardwood, while more moisture-stable than solid wood, can warp or cup if exposed to standing water. For below-grade installations like basements — especially in older GTA homes where moisture intrusion is common — LVP is the safer choice.
Ontario Climate Performance
Ontario's climate creates unique challenges for flooring. Winter heating dries out indoor air, while summer humidity pushes moisture levels up. This seasonal swing causes wood to expand and contract, which can lead to gaps between planks in winter and cupping in summer.
Engineered hardwood handles this better than solid hardwood because of its cross-ply construction, but it's still affected. LVP is dimensionally stable — it doesn't expand or contract with humidity changes, making it a worry-free option in any season.
If you choose hardwood, running a humidifier in winter and keeping indoor humidity between 35% and 55% will protect your investment and prevent gapping.
Look and Feel
Hardwood wins on authenticity. There's a warmth, depth, and character to real wood that even the best LVP can't fully replicate. The natural grain variation, the way it ages, the sound underfoot — hardwood gives a home a premium feel that most buyers and guests notice immediately.
That said, LVP has come a long way. Today's top-tier products feature embossed-in-register textures that align the surface texture with the printed grain pattern. From normal viewing distance, they're remarkably convincing. The difference is most noticeable when you touch the floor or look at it from certain angles in natural light.
Resale Value
Hardwood flooring consistently ranks as one of the top home improvements for return on investment in the GTA. Real estate professionals in the Greater Toronto Area note that homes with hardwood tend to sell faster and command higher prices. If you're renovating before selling, hardwood on the main floor is a strong play.
LVP doesn't carry the same resale premium, but it's no longer seen as a negative either. Quality LVP in good condition is well-received by GTA buyers, especially in basements, condos, and rental properties where practicality matters.
